About the project

Council is seeking comment from the community on the site-specific controls for 4-10 Bridge Street Pymble and amendments to Ku-ring-gai Development Control Plan Part 14G Pymble Business Park.

The amendments to the Development Control Plan and supporting information will be on public exhibition from Wednesday 6 December 2023 to Friday 2 February 2024. 

Background

A private planning proposal was lodged for 4-10 Bridge Street, Pymble to amend the KLEP 2015 to:

  • include Specialised Retail Premises (bulky goods) as a site specific additional permitted use, and
  • exclude the site from Clause 6.7 Active Street Frontages. 

On 16 May 2023 Council resolved that the planning proposal be submitted to the Department of Planning and Environment for a Gateway Determination and that a site-specific DCP be prepared to support the planning proposal.

The proposed amendments sought by the planning proposal have been included as part of the Department of Planning and Environment’s Employment Zones Reform and the subsequent Employment Zones Reform Housekeeping SEPP:

  • whole of Pymble Business Park was translated to E3 Productivity Support zone on 26 April 2023 and Specialised Retail Premises is now permissible use; 
  • whole of Pymble Business Park is to be excluded from Clause 6.7 Active Street Frontages as part of Employment Zones Reform Housekeeping SEPP which is to be finalised early December 2023.

As a result the private planning proposal is no longer required to be progressed. However, the proposed site-specific development controls for 4-10 Bridge Street and amendments to the controls applying to the whole of Pymble Business Park are required to guide development of new land uses permitted under the new E3 Productivity Support zone.
