Site specific Development Control Plan 47 Warrane Rd, Roseville Chase

Council is seeking comment from the community on the amendment to the Draft Ku-ring-gai Development Control Plan to include a Site Specific Development Control Plan for 47 Warrane Road, Roseville Chase.

The Ku-ring-gai Development Control Plan (DCP) is a planning document that provides detailed guidelines to supplement and support the Ku-ring-gai Local Environmental Plan 2015 (KLEP 2015).

The amendment seeks to include site-specific controls to support the planning proposal for 47 Warrane Road, Roseville Chase.

On 15 February 2022 Council resolved to adopt the planning proposal to rezone the land at 47 Warrane Road, Roseville. This was gazetted on 13 May 2022.

The planning proposal for 47 Warrane Road, Roseville Chase amended the KLEP 2015 to:

  • Rezone land from RE1 Public Recreation to R2 Low Density Residential.
  • Apply Maximum Height of Buildings of 9.5m.
  • Apply a Floor Space Ratio of 0.3:1.
  • Apply a Minimum Lot Size of 790sqm.

On 28 June 2022 Council resolved to place the draft site specific DCP for 47 Warrane Road, Roseville Chase on public exhibition.

The draft site-specific controls have been prepared to guide future development on the site, by setting out the key elements to be considered to ensure new development fits sensitively within the streetscape and enhances the interface with the public domain.

The document and supporting information for the planning proposal will be on public exhibition from Monday 4 July 2022 to Monday 1 August 2022.
