About the project
Council invites comments from the community on a Planning Proposal for 51-53 Rohini Street, Turramurra, operating as the Anglicare Rohini Village.
The key objective of the Planning Proposal is to facilitate the site’s redevelopment as it no longer meets design standards for seniors housing, nor is it in line with current customer expectations.
The Planning Proposal seeks to change the planning standards that apply to the existing R4 (High Density Residential) zone as listed below:
- Increase the maximum Floor Space Ratio (FSR) from 0.85:1 to 1.5:1 (the Housing SEPP bonus provisions will result in a final FSR of 1.725:1).
- Increase the maximum Height of Building from 11.5m to 17.5m (the Housing SEPP bonus provisions will result in a final Height of 21.3m).
- Include certain Local Provisions that allow the inclusion of a Café and a Wellness Centre with an indoor pool.
As noted above, the Department of Planning, Housing and Infrastructure SEPP (Housing) 2021 will enable the application of bonus height and FSR to this seniors development.
The Planning Proposal and supporting material will be on public exhibition from Tuesday 13 May 2025 to Tuesday 10 June 2025.
